Multi-generational households are becoming more common across the country, and the Upstate is no exception. Whether it’s aging parents moving in with adult children, adult children returning home, or families who simply want to live together intentionally rather than out of necessity, the demand for homes that genuinely support multiple generations under one roof has grown noticeably in the buyers I work with.

What Makes a Home Multi-Generational Friendly

Not every home with an extra bedroom qualifies as genuinely multi-generational. The features that actually make shared living work well include a separate or semi-separate entrance that allows privacy and independent coming and going, a private bedroom and full bathroom suite that doesn’t require passing through shared living space, and ideally a kitchenette or small second kitchen area that allows some degree of independent daily living.

Some homes achieve this through a dedicated wing or addition — sometimes explicitly marketed by builders as an in-law suite or guest suite. Others achieve a similar effect through a finished basement with its own entrance, or in some cases a fully separate accessory dwelling unit on the same property.

Accessory Dwelling Units: What to Know

An accessory dwelling unit, or ADU, is a smaller, separate living structure on the same property as a primary residence — think a converted garage, a small standalone cottage, or a basement apartment with fully independent utilities and its own entrance. ADUs offer maximum privacy and independence for both generations while keeping family close.

The important caveat here is that ADU regulations vary significantly by county and municipality throughout the Upstate, and not every zoning designation permits them. If an ADU or the potential to add one is part of your search criteria, verifying current zoning regulations for any specific property with the county or municipality is an essential step before you get attached to a particular plan. Some HOA-governed communities also restrict or prohibit secondary living structures regardless of what county zoning allows, so that’s a second layer worth checking.

Builder Communities Offering Multi-Gen Floor Plans

Several builders active in Spartanburg and Greenville Counties have introduced floor plans specifically designed with multi-generational living in mind, often marketed under names like “Next Gen” or “in-law suite” options. These plans typically include the separate entrance, private bath, and small kitchenette combination that makes shared living genuinely comfortable rather than just technically possible. If this is a priority, asking builders directly about their multi-gen offerings when you’re touring new construction communities can save you significant search time compared to hoping to find the right configuration in resale inventory.

Resale Homes Worth Considering

In the resale market, homes with finished basements that include a separate entrance, homes with a detached guest house or converted outbuilding, and larger older homes that were originally built with a mother-in-law suite are all worth specifically flagging in your search criteria. These features aren’t always obvious from listing photos or even listing descriptions, so working with an agent who knows to specifically ask about and verify this kind of layout when evaluating properties saves you from missing options that technically fit your needs but weren’t marketed with multi-gen language.

Financial and Lifestyle Benefits

Beyond the emotional and practical benefits of keeping family close, multi-generational households can offer genuine financial advantages — shared housing costs, built-in childcare or eldercare support, and the ability to combine household budgets toward a larger or better-located property than any one generation might afford independently. These are worth discussing openly as a family as you define your search criteria and budget together.
